In 2016, Colorado Springs was named the fifth-best place to live by U.S. News and World Report citing the high quality of life, low cost of living, low unemployment and our beautiful natural wonders & proximity to the mountains. Other accolades for our great city include: Money Magazine’s 2006 Number 1 Best Big Town and “Best Place to Live”, and in 2009, Outside Magazine named Colorado Springs Number 1 on its list “America’s Best Towns”. Colorado Springs has been named to many top 10 and top 100 lists ranging from “Fittest City in America” to “America’s Most Pet-Friendly City” to being one of the “Smartest”, one of the “Safest”, and one of the “Cleanest” cities to live.

As the home of the United States Olympic Committee since 1978, and the home of the US Olympic Training Center, where up to 15,000 athletes train each year, Colorado Springs was officially named Olympic City USA in 2016.

Black Forest: Just minutes from the north end of Colorado Springs is the Black Forest.  This areas offers a combination of dense pine forest and wide open rolling grassland areas. Certain parts of Black Forest offer stunning views of “Pikes Peak” and the Front Range. Characterized by mostly 5 acre and larger lots housing styles run the gamut from log cabins to contemporary homes and sprawling mansions. The area abounds in wildlife. Many of the properties are zoned for horses.  Schools: District 20, 38, 49

Briargate: Briargate is a master planned community located in the northern part of Colorado Springs, just east of the Air Force Academy. This popular area features great views of Pikes Peak and the Front Range.  Briargate is home to a wide range of amenities from shopping, dining & offices.  It is a great place to work, play and live. When families outgrow a Briargate home, they often stay in Briargate. Schools: District 20

Central Colorado Springs: With the silhouette of Pikes Peak in the backdrop, Downtown Colorado Springs has a small-town feel but with big city amenities. Residents of the Downtown area enjoy a wide range of shopping, restaurants, entertainment and parks. This is a great area for those looking for convenience and amenities in a character rich urban setting. East:  This area offers gently rolling terrain, mature trees and a wide range of housing options. Developed in the 1970’s, this area offers convenience to parks, schools, shopping, military bases & Downtown.  Schools: District 11

Falcon: The Falcon area offers both acreage properties and affordable newer homes in a neighborhood setting featuring a wide range of amenities. This is one of the few areas close to Colorado Springs that offers equestrian communities, equestrian facilities, and riding easements.  Falcon is a rapidly growing area, with new dining and shopping options every day. Northeast: The Northeast communities offers a good combination of affordability and convenience.  The wide range of amenities found in this area make it a favorite for busy individuals and families.  This is a popular area with a wide range of housing types, businesses, schools and shopping.  Schools: District 11 & 20

Northgate: The Northgate area is located at the northern edge of Colorado Springs, near the Northgate of the United States Air Force Academy. This is a fast growing area with newer developments offering proximity to “The Club at Flying Horse”, Pikes Peak Community College, movie theaters, restaurants and shopping. Schools: District 20

Northwest: This area starts just north of the Garden of The Gods Park and extends to the southern boundary of the United States Air Force Academy. Offering a unique setting, filled with pine trees, scrub oak, aspen trees, natural rock formations, and wildlife these neighborhoods provide the feel of mountain living along with the amenities of city life. Schools: District 11 & 20

Powers: The Powers area, located on the eastern edge of Colorado Springs, is known for its convenience and affordability. The area hosts a wide range of home options and a large selection of amenities. There are a wide variety of shops, restaurants and entertainment. Its location is convenient to military installations. The areas rapid growth has given way to bustling retail and commercial growth.

Southwest: Located at the foot of Cheyenne Mountain, this area is home to the prestigious five star five diamond Broadmoor Hotel.  Southwest Colorado Springs area continues to flourish, with Fort Carson still being a major employer for the area. Featuring a diverse mix of housing opportunities, from the opulent Old Broadmoor and Broadmoor Resort Community to the eclectic character and charm of Cheyenne Canon and affordability of Ivywild and Cheyenne Meadows.  Schools: District 12 & 2.

Tri-Lakes & Monument: The Tri-Lakes & Monument areas provide a perfect balance of mountain living with its towering Ponderosa Pines and easy access to both Colorado Springs and Denver. Homes for sale in Monument tend to be single family homes on larger lots built in the 1960’s to 2010.  The residents of Monument enjoy fantastic Pikes Peak and Front Range views. West Colorado Springs & Manitou:  Home to the world famous, Garden of the Gods, “The West Side” of Colorado Springs features many custom home neighborhoods with exquisite views of the mountains and Pikes Peak. The West Side is an established community that offers large lots with mature landscaping. This area features a diverse range of housing styles and options, dining and shopping.
